After years of testing, GTS has finally determined that the north portion of the berm under Building L is stable and will support a new structure. This is great news.
The findings, however, indicate minor continued movement on the north end of the berm that could affect Building M. Although the indicated movement is less than 1/2" inch over several years, the goal is to eliminate any possible signs of slippage. We are waiting for a final design from GTS that will extend the berm approximately 75 feet to the south to add additional berm weight which should prevent any further signs of movement. Building L will eventually be demolished and a replacement structure containing a basement will hopefully be approved. Ten to twelve feet of dirt from underneath the existing footprint of Building L will be relocated to the newly extended portion of the berm. This reduces weight on the native slope, which further improves the margin of safety of the berm. No work will commence until the cost of the final design for finishing the berm and repairing the buildings can be determined and has been approved by the City of St. George. Within the report, we anticipate a design for stabilizing and leveling Building M, the cost of which will also need to be determined. Improvements to Buildings L and M, as well as completion of the berm, will need to occur simultaneously if financially feasible.
